Seller financing

Seller-financed homes in Jacó and the Central Pacific

Bank mortgages for foreigners in Costa Rica are hard to get and slow. On some of our listings the owner will finance part of the price directly — a lower down payment and no bank approval needed.

How it works

You pay a down payment to the owner — often 30–50% — and the balance in monthly instalments over a set term, usually a few years. Terms are negotiated on each property.

Why buyers like it

No local bank approval, faster closing and flexible terms. It's one of the few practical ways for foreigners to finance a purchase here.

How you're protected

The loan is secured with a registered mortgage (hipoteca) on the property, recorded at the National Registry, and the deal is closed by a Costa Rican notary.

Ask us

Not every owner offers it, and some will consider it if asked. Tell us your budget and we'll find out which owners are open to it.

Common questions

What down payment is typical?

It varies by seller. Many ask for 30–50% down, but every deal is negotiated.

Who holds the title during the loan?

Usually you receive title at closing and the seller registers a mortgage on it until the loan is paid off.

Can I see only seller-financed homes?

Yes — this page lists them, and we can send new ones by WhatsApp.
