Rental income numbers for Jacó condos

Jacó is one of Costa Rica's most active vacation-rental markets. These are the ranges we use as a starting point — every building and unit is different, so always run the numbers on the specific property.

Income drivers

  • Nightly rates: roughly $90–$180 for 1–2 bedroom condos, $200–$450+ for larger ocean-view or beachfront units
  • Occupancy: often 50%–70% a year for well-managed, well-reviewed units
  • High season: mid-December to April, plus July; green season (Sept–Oct) is slowest

Costs to subtract

  • Property management: commonly 20%–35% of rental revenue
  • Platform fees: about 3%–15% depending on platform and setup
  • HOA fees: often $200–$600+ a month depending on building amenities
  • Utilities, internet, cleaning, repairs and furnishing refresh
  • 13% VAT (IVA) on short-term rentals, plus income tax on profits
  • Property tax: 0.25% of registered value per year

What returns look like

After costs, many well-run Jacó condos net roughly 4%–8% a year on the purchase price before any appreciation. Units at the beach, with ocean views, pools and strong reviews sit at the top of the range.

Use our investment calculator to plug in a specific listing's price, rate and occupancy, or ask us for the rental history on any condo.
